How to read

SCAG is Southern California’s metropolitan planning organization. It publishes the regional SB 79 record used for the access points, tiers, and transit-oriented development geography displayed here.

The concentric 200-foot, quarter-mile, and half-mile areas are flat map planes: they show distance from mapped access points, not capacity or height. Routes use published transit-agency GTFS shapes. Open SCAG’s current SB 79 map.

How to read

Gap compares the City’s modeled local floor-area capacity with SB 79’s modeled maximum. Three-dimensional stacks translate reported FAR into 10-foot floor equivalents so the floor-area difference can be read as vertical space.

A selected parcel’s volume range combines assessor parcel area, recorded building footprint, and the State-height envelope. The full-parcel endpoint is a setback-free outer volume, useful for comparing physical scale.

City Conditions displays the City flags recorded in Table 1C. A colored stack shows a positive State–City floor-volume difference; a flat parcel has a recorded City condition without a positive Table 1C difference.
